John Henry Homes Consults with Park Walk Building on LEED Certified Homes

John Henry Homes has consulted  with Park Walk Building Company on 2 LEED Certified Homes in the highly desirable Columbia Tusculum suburb of Cincinnati. The two new homes at 457 and 459 Stanley Avenue continue the transformation of the housing on this street. These row homes feature a gorgeous transitional design by Fold and Form, LLC. The open first floor design is great for entertaining and offers lots of natural light,  gourmet kitchen, an incredible eat-in island with a chimney hood. The second floor is perfect for living. The owner’s suite is large with a walk-in closet and luxurious walk-in shower.  A second bedroom, bathroom a and flex room complete the second floor.  The flex room can be easily used as a playroom, study or 3rd bedroom. LEED certified home by John Henry Homes showcasing sustainable design and environmentally friendly features.

John Henry Homes and Park Walk are working with Green Building Consulting for the LEED Certification for these 2 homes. The group hopes to achieve a LEED Silver Status for this home. To achieve LEED Silver  the group will take advantage of high efficient heating and air conditioning, tight insulation and low flow plumbing fixtures. Other important elements of the LEED certifications will be the use of more locally sourced building materials, drought resistant vegetation and recycling of construction debris. The proximity to shopping, restaurants, and public transportation is another important consideration for LEED certification. Josh Blatt, President of John Henry Homes “…was ecstatic to have the opportunity to work on a LEED certified home. We are seeing tremendous demand for homes that use less energy and construction that minimizes its impact on the environment. We have also seen  a strong demand from home buyers who want to be in walkable communities and have access to public transportation. The LEED certification process provides important credibility to the consumer,”

The group worked together beginning with a Preliminary Rating, a Mid Construction Visit, a Final Construction Visit and submittal to verify the required Supplemental documentation. Green Building Consulting is the area’s most renowned source for green building energy modeling, testing, certifications and knowledge in Greater Cincinnati.  The City of Cincinnati encourages LEED certification for new construction and offers a 15 year tax abatement for $400,000 of value for homes that achieve Silver status. Cincinnati Residential Tax Abatements

Both homes are currently sold. The homes were marketed and sold by Doug Spitz with Coldwell Banker West Shell.
